		<description>Another point to remember is that not all areas of the USA support Supply and Demand in terms of capital appreciation. Real estate is a great investment in areas where population growth is coupled with lack of new home supply or lack of building land.

For example, there are parts of Buffalo NY that havent increased in value in 25 years. In these areas, cashflow strategies have to be used as rents do increase while purchase prices remain constant.

		<description>I feel your pain, and you&#039;re right, you do make your money when you buy. However, we all put logic to one side when it our home and not just a pice of investment real estate.

You could consider re-financing some of your equity to put down as either a downpayment or even full purchase price of some of the &quot;bargains&quot; you see. If bought right, the extra cashflow from the rental would cover any increase in your personal mortgage payments. I think this is a great strategy for anyone with lots of equity that is just sitting there with zero return and could create a nice little nest egg over time. 

You can also repeat the process in a few years with the 2 properties to expand further. Sure beats pension plans.</description>
